Terms of use

Last updated 2 October 2026

These terms apply when you use ResiUnlocked. Please read them before you bid, list a property, or connect an AI assistant. Where we say a figure or a rule, that is what the service does.

1. Who we are and what this is

ResiUnlocked (“we”, “us”) is a trading name of PE DCL Holdings Limited, a company registered in England and Wales, company number 16182987, registered office 37 Perham Road, London, W149SR.

ResiUnlocked is an online exchange for homes in England and Wales. Buyers make bids that everyone can see. Owners can accept a bid, and the price is then agreed between the two parties. We provide the platform that brings the two sides together and records what each of them says and does.

We are not a party to any sale. A sale only becomes legally binding when contracts are exchanged between the buyer and the seller, usually through their solicitors or conveyancers. We do not give legal, financial, mortgage, tax, survey or valuation advice. You should take your own advice before you bid, accept a bid, or exchange.

The service is for homes in England and Wales only. You must be at least 18 to use it.

2. Your account

  • You can browse the exchange and read every bid and offer without an account. You need an account to bid, list, watch homes or save requirements.
  • Give us accurate information and keep it up to date. One person, one account.
  • To bid or list you must verify a payment card. Verification proves a payment method exists. It does not verify who you are, and other users should not treat it as an identity check.
  • We may ask for more information, including proof of funds, and may limit what an account can do until we have it.
  • Keep your sign-in details secure. You are responsible for activity on your account, including anything done through an AI assistant you have connected (section 11).

3. Listing and bidding

  • Bids are public. The amount, the time, the position in the order book and whether the bidder says they are a cash buyer are visible to everyone. Who you are is not, until the stage described in section 4.
  • A bid is an offer to buy at that price. It is made subject to contract, and by default subject to viewing. You can change that default in your account. A bid does not create a binding contract to buy or sell a home.
  • A new bid on the same home replaces your earlier bid. You can withdraw a bid while it is still standing.
  • The owner decides whether to engage with, accept or decline any bid. They do not have to accept the highest.
  • A “proxy” offer is an asking price taken from elsewhere, not one the owner has set with us. A bid on a home like that is an approach, and the owner may not know about it.
  • Do not place bids you do not intend to honour, or bids designed to push a price up or down.
  • Listing a home and bidding are free. You can only list a home you own or are properly authorised to sell.

4. When a price is agreed

When an owner accepts a bid, the price is locked. Every other bid on that home is declined, the home shows as under offer, and a progress tracker for the sale opens for both parties.

Contact details are released between the two parties only once both deposits are held. This is enforced inside our database, not just in the pages you see.

Contracts exchange when both parties separately confirm the same price. If the figures differ, nothing exchanges. Neither side can declare an exchange alone or quietly restate the price afterwards. The legal exchange of contracts itself happens between you and the other party, through your legal representatives.

5. Deposits

  • Once a price is agreed, each side authorises a refundable deposit on their payment card. The deposit is 0.5% of the agreed price, with a minimum of £500 and a maximum of £5,000.
  • A deposit is an authorisation, not a payment. It reserves part of your card limit. No money moves unless a deposit is forfeited under section 6.
  • Authorisations are subject to your card issuer’s time limits. If one lapses before exchange, we will ask you to authorise again.
  • When contracts exchange, both deposits are released in full, whether or not the price is the one first accepted.
  • If you both agree that the deal is off, both deposits are returned, less any payment processing fees.
  • Your card issuer may show the authorisation as pending. We have no control over how they display it.

6. Walking away from an agreed price

The deposit is what makes an agreed price mean something. A deposit is forfeited to the other party only by the person who walks away from an agreed price without a good reason.

These are good reasons, and no deposit is forfeited if one applies:

  • the other party does not proceed, or changes the agreed terms in a material way;
  • the home cannot lawfully be sold, or there is a defect in title that the seller cannot cure;
  • a condition written into the agreed terms for the sale has not been met;
  • the other party’s deposit authorisation fails or is withdrawn; or
  • a reason that we agree in writing.

If a sale falls through, the home returns to the exchange and the reason recorded by each side is kept. If there is a dispute about whether a reason is good, we will look at the record of what each party said and did and tell you what we have decided and why. A forfeited deposit passes to the other party, less any payment processing costs we incur in taking and transferring it.

Nothing in this section limits your legal rights. If you think a deposit has been wrongly forfeited, tell us (section 15) and, if you are a consumer, you can also go to court.

8. Your content and listings

  • You keep ownership of what you upload, including photographs, descriptions and messages. You give us a licence to store, display and use it to run the service, including showing listing photographs to other users.
  • Photographs must be of the home you are listing and taken by you or with permission. We read the location and time stored in a photograph to check it was taken at the home. We do not publish those coordinates.
  • Listings must be accurate. Do not hide material problems with a home. We can remove a listing or a message that breaks these terms.
  • Messages between parties have phone numbers, email addresses and similar details removed until both deposits are held. Do not try to get round that.

9. Acceptable use

Do not:

  • misuse the service, interfere with it, or try to get into parts of it that are not meant for you;
  • collect data from it at scale, or copy it to build a competing service, except as section 11 allows;
  • pretend to be someone else, or place bids or listings for a home you have no right to deal with;
  • harass, mislead or put pressure on other users; or
  • use the service for anything unlawful, including money laundering.

10. Market information and data sources

Prices, estimates, sold prices and area figures on the service are there to help you, not to be relied on as a valuation. An estimated value is an estimate. Sold prices are for other homes and are labelled as such. Check anything important yourself.

The service uses these sources:

  • Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0. This includes Price Paid Data and, for ownership research, the corporate and commercial ownership datasets.
  • Contains public sector information from the Energy Performance of Buildings Register, licensed under the Open Government Licence v3.0. Address fields in that register are not republished.
  • Contains Companies House information, licensed under the Open Government Licence v3.0.
  • Postcode locations come from postcodes.io. Contains OS data © Crown copyright and database right 2026. Contains Royal Mail data © Royal Mail copyright and database right 2026. Contains National Statistics data © Crown copyright and database right 2026.
  • Map data © OpenStreetMap contributors, available under the Open Database Licence.

11. AI assistants and automated access

You can connect an AI assistant (such as Claude or ChatGPT) to ResiUnlocked so that it can search the market for you and, if you allow it, act for you.

  • Read-only market data (searching, bids and offers, area prices) is available to assistants without an account. You may use it to answer a person’s question. You may not use it to build a copy of the dataset, to train a competing product, or to send it to others in bulk. Asking prices that appear on other property websites are not shown.
  • Acting for you needs a token you create in your account. You choose what it may do (watch homes, record your requirements, place bids) and, for bids, the most it may bid on any one home. Treat the token like a password. Anyone who holds it can do what you allowed.
  • Every bid still needs your approval in the conversation with the assistant before it is placed. A limit you set cannot be exceeded, whatever the assistant is told. You can switch a token off at any time and it stops working straight away.
  • You are responsible for what is done with your token. We keep a record of what an assistant did for you, and you can see it in your account.
  • An assistant is run by another company under its own terms. We do not control how it works and are not responsible for what it says. An assistant can make mistakes: check any bid before you approve it.
  • We may limit or block automated access that puts load on the service or breaks these terms.

12. Our responsibility to you

  • We do not exclude or limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to exclude. If you are a consumer, your statutory rights are not affected.
  • We aim to keep the service running but cannot promise it will always be available or error free. We may change or pause parts of it.
  • We are not responsible for the conduct of other users, for a sale that does not complete, or for losses that follow from relying on information shown on the service.
  • Subject to the first point, we are not liable for indirect or consequential loss, or loss of profit or opportunity, and our total liability to you in connection with the service is limited to the fees you paid us in the 12 months before the event.

13. Suspending and closing accounts

You can close your account at any time, but you stay responsible for any agreed price you are party to. We may suspend or close an account, or remove a bid or listing, if you break these terms, if we reasonably suspect fraud or misuse, or if we are required to by law. Where we can, we will tell you why. A suspended bid is kept on the record but does not count.

14. Changes to these terms

We may update these terms. For anything that affects a price you have already agreed, the terms that applied when it was agreed continue to apply. We will tell you about important changes in good time before they take effect, and the date at the top shows when this page last changed.

15. Complaints

If something goes wrong, email team@resiunlocked.com and tell us what happened. We will reply within 5 working days and aim to resolve it within 8 weeks. Where we carry out estate agency work, we belong to the following redress scheme: Redress Scheme. If you are not happy with our final response, you can take the complaint there.

16. Governing law

These terms are governed by the law of England and Wales. If you are a consumer, you can bring a claim in the courts of the part of the UK where you live. Otherwise, the courts of England and Wales have exclusive jurisdiction.
