Lock the price in, on both sides
A third of agreed sales in England and Wales fall through, and the two commonest reasons are the price moving after the handshake.
A bid here is a number both sides have committed to in writing, with heads of terms generated the moment it is accepted. Gazumping and gazundering are not discouraged — there is no mechanism for them.

Searches cost £250 to £500 and take weeks. When a sale falls through, the buyer has paid for work on a property they will never own, and the next buyer starts again from nothing.

Portfolio buying is done on spreadsheets and relationships. Finding ten flats with the right yield in the right place means ten separate conversations with ten separate agents.
Search on capital, exposure and yield rather than on bedrooms. Identify owners who hold several properties, bid across a whole portfolio at once, and track it in aggregate. If you are on the other side of it, put a portfolio up and let bids come to you.
