This explains what personal data ResiUnlocked holds about you, why, who sees it, how long we keep it, and what you can do about it. It covers people who use the service and homeowners we have written to who have never used it.
1. Who is responsible for your data
PE DCL Holdings Limited, trading as ResiUnlocked, is the “controller” of your personal data under UK data protection law. Registered in England and Wales, number 16182987, registered office 37 Perham Road, London, W149SR. We are registered with the Information Commissioner’s Office: ZB963447.
Questions or requests about your data: team@resiunlocked.com.
2. What we collect and why
| What | Why we use it | Our legal basis |
|---|---|---|
| Your email address, and name and phone number if you give them | To create and run your account, sign you in, and contact you about your activity | Contract |
| Card details held by Stripe (we keep only the brand, last four digits and expiry) | To verify a payment method, authorise deposits and take fees | Contract |
| Bids, listings, watchlist, saved searches, requirements and buying preferences, including whether you say you are a cash buyer, chain free or have a mortgage in principle | To run the exchange, show bids to other users, match buyers to homes and notify you | Contract |
| Messages, viewing requests and deal progress between a buyer and a seller. Phone numbers and email addresses are removed from messages until both deposits are held, and we keep the original for safety and dispute handling | To let the two parties arrange a sale, and to resolve disputes | Contract and legitimate interests (keeping the service safe and resolving disputes) |
| Proof of funds you choose to upload, such as bank or lender statements | To verify that you can fund a purchase, so sellers can read your bid with confidence | Contract (you ask us to verify) |
| Photographs and videos you upload, including the location and time stored in the file | To show the home, and to check a photograph was taken at the home. We do not publish the coordinates | Contract and legitimate interests (preventing fake listings) |
| Support messages and anything you tell us when you contact us | To help you and keep a record | Legitimate interests |
| Technical data such as IP address, device and browser type, and request times in our server logs | To keep the service secure, prevent abuse and fix faults | Legitimate interests |
| Assistant tokens (stored only as a one-way hash) and a log of what an assistant did for you | To let you connect an AI assistant safely and to show you what it did | Contract |
| Records of bids, deals, deposits and fees | To keep accounts, meet tax and legal obligations, and deal with claims | Legal obligation and legitimate interests |
We use your email address to send you messages about your account and activity, such as a bid on your home or that you have been outbid. We will not send you marketing you have not asked for, and you can ask us to stop any optional message at any time.
3. Homeowners who have not signed up
Many homes on ResiUnlocked have no account behind them. To help buyers reach owners who may be willing to sell, we research who owns homes and sometimes write to them. If you have received a letter or an email from us, this section explains why. We have not collected this from you directly, so we are telling you here as the law requires.
- What we hold: your name as it appears on the title or register, your correspondence address, an email address or phone number where we have found one, a link to any company that owns the home, the history of the home’s ownership, where each fact came from and when, and a note of any reply or objection.
- Where it comes from: HM Land Registry (including its price paid and company ownership data), Companies House, and other public sources. If you have written to us, from you.
- Why: to tell owners that a buyer may be interested in their home, and to show buyers where there may be willing sellers. Our legal basis is legitimate interests: matching buyers and sellers is the purpose of the service. We have weighed this against your interests and rights and limit what we hold and who can see it.
- An estimate we make: we may estimate how likely a home is to come to market, using public information about the home and its ownership. It is only a guide for deciding whom to write to. It is never shown to buyers and no decision with legal or similarly significant effect is made from it.
- How we contact you: by post and, where we hold an email address, by email. Every message says where we got your details and how to stop hearing from us.
- Who can see it: only our staff and our service providers who need it. It is not visible to buyers, and our systems are built so that a buyer cannot look it up.
- Your say: you can ask us what we hold, ask us to correct or delete it, or tell us to stop contacting you, using the details in section 14. We add you to a do-not-contact list so that you are not contacted again, and we act on a request straight away and in any event within one month.
4. What is public on the exchange
The exchange is open on purpose. Anyone, signed in or not, can see every bid amount, when it was placed, its place in the order book, and whether the bidder says they are a cash buyer or chain free. Bidders appear only as a number on each home, such as “Bidder 2”. Your name and contact details are shared with the other party only once both deposits are held on an agreed price.
Sold prices are published by HM Land Registry and are public records. Where we show a home’s address, we show a shortened version to people who are not signed in.
6. AI features and assistants
The search assistant. If you type a sentence into the search box, such as “3 bed house with a garden in Clapham”, the text is sent to OpenAI to work out what you are looking for. Please do not type names, phone numbers or other personal details into it. We keep the conversation, tied to a random code in your browser, so you can come back to it, and link it to your account if you sign in.
AI assistants you connect. If you connect an assistant such as Claude or ChatGPT, whatever it asks us for and we return goes to the company that runs the assistant, under that company’s own privacy terms, not ours. Market data returned without an account contains no personal data about you. If you create a token for an assistant to act for you, we record what it does and you can see that record in your account.
8. Transfers outside the UK
Some of the companies in section 5 are based in, or process data in, the United States and elsewhere. Where your data leaves the UK, we make sure it is protected, for example by relying on the UK’s approved transfer mechanisms, such as the International Data Transfer Agreement or the UK Addendum to the EU standard clauses, or on an adequacy decision. Ask us for details.
9. How long we keep data
- Account details: while your account is open, and then only as needed for the records below.
- Records of bids, deals, deposits, fees and payments: six years, for tax, accounting and in case of a claim.
- Public bid amounts and times: kept so the history of a home’s market stays accurate. They are tied to a bidder number, not to your name.
- Proof of funds and uploaded documents: only as long as needed to verify and support your bids, and deleted when you ask or when the verification ends, unless we must keep them for a legal reason.
- Search assistant conversations: until you delete them or close your account.
- Homeowner research data: while it remains accurate and useful, and we refresh or remove it as ownership changes. Where you object, we keep only a note that you have, so we do not contact you again.
- Server logs: a short period for security and fault finding.
10. Your rights
Under UK data protection law you can ask us to:
- tell you what personal data we hold about you and give you a copy;
- correct anything that is wrong;
- delete your data, in many cases;
- restrict how we use it;
- give you your data in a portable form;
- stop using it where we rely on legitimate interests. You can also object at any time to direct marketing, and we must then stop; and
- stop relying on your consent, where that is our basis.
We do not make decisions about you using only automated means that have a legal or similarly significant effect. To use any of these rights, email team@resiunlocked.com. We will answer within one month. We may need to check who you are first.
11. Security
Access to data is restricted by role and enforced in our database. Card numbers never touch our servers. Tokens for assistants are stored only as a one-way hash. No system is perfectly secure, and if a breach is likely to harm you we will tell you and the regulator as the law requires.
12. Children
The service is for people aged 18 and over. We do not knowingly collect data from children.
13. Changes to this notice
We will update this notice when what we do changes. The date at the top shows when it last changed, and we will tell you about important changes directly.
14. Contact and complaints
